ARCHITECTURE PROCESS
This is when we are studying the needs and desires of the client, the path of the sun, the city codes, the ideal views, the necessary timeline and the construction budget; ultimately tweaking our once-frantic sketches into tangible ideas. These concepts will ultimately be distilled into a presentation of diagrams which will organize the spaces of the future home in a way that best addresses the clients needs.
Just as the name implies, the Design Development phase further develops the design concepts presented in the Schematic Design Phase. Using modern design software our team of architects and designers will create a detailed 3D model that will refine the home's exterior and interior structure simultaneously. Before heading into the Construction Documents phase the overall design of the home needs to be resolved.
During the construction administration phase, our team will work on your behalf to ensure that the original design intent is executed properly. We do this by attending regular site visits to inspect the work that has been constructed to date. At each of these visits we will meet with your general contractor and subcontractors to address any questions or concerns that may arise. While some items may be able to be resolved on site, it is common for our team issue additional documents and drawings that propose ideal building solutions.
Following an approval of the broad concepts presented during Phase 01, our team will refine the massing of the home. The schematic design process will shape the residence's overall form while simultaneously developing a workable set of floor plans. These drawings will grow to define room sizes and will include locations of significant utilities and amenities. Concurrently, the exterior elevations of the project are developed to the point of producing a detailed rendering of the future residence.
Once a set of construction documents is finalized in the previous phase, that set will be sent out for bidding and permits. In the Bidding & Value Engineering phase we collect quotes from multiple contractors and solidify a realistic budget for the construction cost of the home. While we are coordinating with the consultants, we will also deliver a set of construction documents to the building department of the town/city/village and await a permit.

INTERIOR DESIGN PROCESS
In the first phase of our interiors process, we work quickly to best understand your constraints. We do this by having transparent conversations to establish a realistic budget and timeline. This is also when we work to unearth some of the the overall aesthetic preferences of you and your family & colleagues. Secondly, we study the proposed architectural solutions and begin to formulate concepts on how the interiors will work together to create a consistent thread through all areas.
These initial studies allow us to understand how the basic aesthetic themes and layouts will affect your family's & colleagues daily life
The third phase of the interior architecture and design process is when we further develop the design. Using all feedback, references, and materials selected in the previous phases we're now ready to apply those decisions to our architectural drawings. Using an innovative, 3D modeling software we are able to apply our material selections and understand how each will be applied
Phase 02 of our interior architecture process focuses on material selections. In this phase we will research and gather physical samples of proposed materials that are consistent with the approved themes from Phase 01. Starting with the most complex areas like kitchens and bathrooms, we will propose material selections that fit within your budget and construction timeline.
Once you and your family have approved the interior design drawings and made your product selections, our team is ready to move into the Construction Documents Phase. This is when our team of architects and designers create a buildable set of drawings for the approved design. These drawings get into minute details and construction specifics that will allow your general contractor to expertly execute the home's interiors.
The final phase for our interiors team is the selection of all furnishings that your family might desire. In this phase we research, curate, bid and shop for all non-fixed elements of the home. This includes decorative lighting, furniture, art and accessories of all kinds. While we believe it is crucial to adorn the home with furnishings that are symbiotic with all other elements of design, we do understand that these selections are often personal decisions. So it is ultimately up the homeowner to decide which furnishings you would like us to curate.
